MGM Properties to Build a New Development in Grand Bornand
One of France’s largest developers, MGM Properties is building a new development in family-friendly ski area Grand Bornand Chinaillon, in the heart of the Aravis Mountains. The new development, Le Roc des Tours, will have 44 fully-furnished, stylishly decorated apartments each with a private cellar and ski locker. The development will also have an on-site restaurant and luxury spa facilities.
The Development
The 44-home development has been designed using the highest quality materials in keeping with traditional Savoyard designs. Timber, stone and copper will be used throughout and each apartment has a fully-fitted kitchen with fridge, dishwasher and granite worktops. All apartments have high-quality furnishings with TV’s, large dining areas and plenty of storage space. The living areas have large French windows which open up onto private balconies with stunning views of the surrounding mountains.
Prices in Le Roc des Tours start at €212,500 for a one-bedroom apartment to €541,700 for a three-bedroom duplex.
The Village
Chinaillon is a quiet picturesque hamlet which sits above the main village of Grand Bornand at the base of the ski area. With direct access to La Floria ski lift, Chinaillon is the most convenient place to stay for direct slope access. Whilst not as big as Grand Bornand, there is still a fantastic selection of shops & restaurant and if you are looking for something a little bit more lively, Grand Bornand is only a 10-minute drive away. Ideal for families, the resort has been certified as ‘Famille Plus’ by the French government and has some of the best ski schools in the area. In the summer, Chinaillon is a popular destination for road bikers and offers excellent hiking routes as well.
The Skiing
The Aravis’ best kept secret, the Grand Bornand ski area has been attracting locals for years. Although the relatively low altitude may not inspire confidence, it has never suffered from a lack of snowfall. The 90km of pistes will keep the family entertained for weeks on end, and the terrain is perfect for novices to make the move to a strong intermediate. Experts may be pushed to find extensive challenging terrain as there are only 3 black runs, but there is a large freeride area and if you really want to pushyourself, La Clusaz is a short drive away and included on the ski pass.
Purchasing as a Leaseback
The apartments in Le Roc des Tours are being offered via a leaseback scheme, giving owners the opportunity to rent out their apartments which will be completely managed by MGM. Buying a three-bed apartment with access during blank periods only can create an annual income of up to €10,500, whilst even buyers of a one-bed property with six weeks’ rental use can expect to earn €3,500 each year. The development also allows for a high degree of flexibility, so owners can trade in weeks for use in some other CGH resorts across the French Alps, free of charge.
